Almost every expensive plumbing failure was cheap six months earlier. A maintenance plan is simply the decision to find it then instead of now.
This is written for people who own property they do not live in — landlords, agents and strata councils — because they are the ones who get the 11pm call, and they are the ones whose insurer asks what maintenance was in place.

The single biggest avoidable emergency in rental property. They fail on a weekend, they flood a laundry, and the replacement costs more because it is urgent.

Tenants often live with a dripping tap or a running toilet for months. It shows up on the water bill and eventually in the cabinetry.

What actually happens, stage by stage
No mystery, and nothing that happens out of sight. If there is a camera going down a drain, the screen gets turned around.

One inspection, written down
An annual visit covering every fixture, the hot water unit and its relief valve, visible pipework, the meter for silent leaks, and any gas appliance. It takes about ninety minutes for a standard house.

A report an owner can read
Photographs, plain English, and three columns: fine, watch, and fix now — with a price against anything in the third column. No jargon and no scare tactics, because you are going to read a lot of these.

Priority when something does go wrong
Plan properties go to the front of the queue for emergency attendance, and the after-hours rate is held at the standard rate. That is most of the value of the plan.

One history per property
We keep the record per address, not per tenancy. When the same unit blocks again in three years we already know what the camera showed last time.

How it runs through the year
One scheduled visit, booked around the tenant rather than sprung on them, with the report emailed within two working days. Between visits you have the priority number. That is the whole arrangement — there is nothing else to administer.
What it actually prevents
This service is prevention, so the list is what stops happening rather than what to do.
- Hot water units get replaced on a Tuesday morning at a booked price, instead of on a Sunday night at an emergency one.
- A relief valve that has started to weep gets replaced for under two hundred dollars, instead of failing and putting water through a ceiling.
- Gas appliances have a service history, which is the difference between a straightforward insurance claim and a difficult one.

What people ask about maintenance plans
Is this worth it for one property?
Honestly, it depends on the property. A five-year-old house on PVC drainage with a new hot water unit does not need a plan and we will tell you so. A seventies house with a fifteen-year-old unit and mature trees over the sewer line will pay for it the first time it does not flood.
Do you deal with the tenant directly?
Yes, if you would like us to. We book with them, we turn up when we said, and we let you know how it went. Most agents find that is the part that saves them the most time.
What if I already have a plumber?
Then keep them. A plan only makes sense if it replaces the ad-hoc arrangement rather than sitting on top of it, and paying twice for the same coverage would be a poor deal.
