Two seconds

What is going on?

Tap whichever is closest. We will tell you whether this is a ring-us-now or a book-it-in, and what to do in the meantime.

Not sure? Ring anyway. Working out whether you need a plumber tonight is free and it takes about a minute.

Pick the closest one. Nothing here is a form and nothing gets submitted — it just tells you what we would tell you on the phone.

What people say

The reason this business has never advertised

Six of them, each pinned to the suburb and, where there is one, to the job it refers to. You can read the job and then read the invoice for it.

  • Hot water replacement

“Hot water died on a Sunday morning with a house full of guests. Someone answered on the second ring, told me straight away it was probably the tank rather than something cheap to fix, and gave me the price over the phone. We had hot water again by mid-afternoon and the final bill was less than the quote.”

  • Blocked sewer and reline

“Showed me the camera footage of the roots in the pipe on a screen rather than just telling me it was blocked, and marked where it was on the lawn. Quoted the reline right there and did not push me to decide on the spot. Very easy to deal with.”

  • Slab leak detection

“Two other plumbers did not bother calling back. Tapwell answered at nine at night, talked me through turning the water off myself so it stopped getting worse, and were there first thing. Found in two hours what two other blokes had not found in two visits.”

What we fix

Six things, and every one of them has a price on it

Emergencies first, everything else booked in around them. Each page runs the same way: how you know, what it usually turns out to be, how we fix it, what it costs, and how to stop it happening again.

  • Right now

What it costs

Published, because “competitive rates” tells you nothing

These are the four figures people ring to ask about. Every service page carries the full set of bands with the reasoning attached.

Indicative bands. The fixed price we give you on site is the one that binds, and it is the one you agree to before anything starts.

Recent work

Four jobs, with the invoice published

Not photographs of a finished bathroom — a plumber's work is behind a wall ten minutes later. What we publish instead is what each job actually cost, itemised, against the price quoted before it started.

Roots through a clay sewer, cut out and relined

Forty years of jacaranda root through a clay line. Jetted clear the same afternoon, cameraed, and the broken section relined without digging up the lawn.

    Invoiced$2,190against $2,190 quoted

Hot water gone on a Sunday, replaced by mid-afternoon

A seventeen-year-old gas storage unit with a rusted-through tank, on the one weekend the house was full. Diagnosed, replaced and certified the same day.

    Invoiced$1,750against $1,890 quoted
How it works

Four steps, and none of them is a form

Short on purpose. Nobody wants to read a process while the laundry is flooding.

Where we go

Twelve suburbs, each with its own page

Not a keyword list. Every suburb here has a real page about what the housing stock is actually like and what it rings us about — because a 1979 Willetton brick-and-tile and a 2006 Success estate have almost nothing in common under the floor.

Questions

The things people ask on the phone

Grouped, because somebody standing in water at midnight and somebody planning a bathroom in March are not looking for the same thing.

Right now

For anybody reading this with water on the floor.

  • Are you really available at two in the morning?

Yes, and a plumber answers rather than a message service. For a genuine emergency — a burst, sewage inside, no water at all, a gas smell — we come out. For a dripping tap we will book you in for the morning and save you the after-hours rate, and we will say that on the phone rather than driving out and charging you for it.

  • How do I turn the water off?

At the meter, which is almost always in a green or black box at the front boundary near the footpath. The tap beside the meter turns clockwise to close. Use two hands rather than a tool if it is stiff — snapping the spindle makes a bad night considerably worse. Ring us and we will talk you through it while we drive.

  • How quickly can you actually get here?

For a genuine emergency in the twelve suburbs we cover, typically inside an hour. You get told a time on the phone rather than a four-hour window, and a text if we are running late.

  • I can smell gas. What do I do first?

Do not touch a light switch or anything else electrical, including your phone if it is plugged in. Open the doors and windows, get everyone outside, turn the gas off at the meter or the bottle if you can reach it safely, and ring us from outside. If the smell is strong, ring the gas emergency line first and us second.

What it costs

The part everybody wants to ask and most people do not.

  • What does a call-out cost?

We quote the whole job up front rather than charging an hourly rate. You hear the number before anything comes out of the van and you are free to say no. Where there is an attendance fee it is credited in full against the work if you go ahead on that visit — and it is shown on the invoice at zero so you can see it was not quietly added back.

  • Is there a weekend or after-hours loading?

For booked work, no — a Saturday morning replacement costs what a Tuesday one costs. For genuine after-hours emergency attendance between 6pm and 7am there is a call-out from $290, and it is quoted on the phone before we leave, never added afterwards.

  • Why are your prices published when nobody else's are?

Because "competitive rates" tells you nothing and everybody writes it. A range with the reason attached lets you work out roughly where your job sits before you ring, which is the entire point. The bands on each service page are indicative — the fixed price we give you on site is the one that binds.

  • What if the final price is more than the quote?

Then we have made a mistake and we wear it. The only exception is when we find something genuinely different once a wall or a floor is open — and in that case everything stops, you get told, and you get a new number to agree to before anything else happens.

  • Do you take card?

Card, bank transfer or cash on completion. No deposit on domestic work under $2,000, and no surcharge on card.

The work itself

Licences, warranties and who is actually going to turn up.

  • Are you licensed for gas as well as plumbing?

Yes, and they are separate authorisations in Western Australia — plenty of plumbers hold only the first. Ours are Plumbing Contractor PL 7742 and Gas Fitting GF 3318, both published on every page of this site and on every certificate we issue. It is a fair thing to ask of anyone who quotes you gas work.

  • What does the twelve-month warranty actually cover?

Our workmanship, in writing on the invoice. If a joint we made or a unit we installed fails within the year because of how it was done, we come back and it costs you nothing, including after hours. Manufacturer warranties on units run separately and are usually longer — we register them for you.

  • Will the same plumber do the whole job?

On anything that runs more than one visit, yes. It is a small business and that is one of the few genuine advantages a small business has: you are not re-explaining your house to somebody new on day three.

  • Do you clean up?

Yes, and it is not a favour. Drop sheets go down, old units and packaging leave with us, and drains and floors get washed off. A plumbing job should not be identifiable by the state of the laundry afterwards.

Planning work

For renovations, replacements and anything that is not on fire.

  • How far ahead should I book a bathroom?

Three to four weeks for the rough-in date, and it is worth having us walk through it before you order fixtures. Ten minutes on site at the planning stage regularly saves people a four-figure sum, because moving a toilet and moving a basin are very different jobs and the tile choice usually gets made before anybody mentions that.

  • Can you install fixtures I have bought myself?

Yes, provided they are WaterMark certified for installation in Australia. A lot of attractive imported tapware is not, and fitting it would void both your insurance and our warranty. Send us the model number before you buy and we will check it, which takes us two minutes and can save you a great deal.

  • Do you work with builders and other trades?

Regularly, and we will coordinate directly with your waterproofer and tiler rather than making you the messenger. If their program slips we move, rather than turning up and charging you for a wasted visit.

  • Do you cover suburbs outside the twelve listed?

Often, yes — the twelve are where we can promise a response time, not a fence. Ring us. If you are twenty minutes past the edge of it we will usually still come; if we genuinely cannot help we will tell you who can rather than stringing you along.

Open 24/7

Ring us and find out whether you need us

It costs nothing to describe what is happening to somebody who can tell you what it probably is. If it can wait until morning we will say so, and if it cannot we will tell you when we can be there.
